The performance-based design, used on this 5,995 m2 reinforced concrete building, and the MEP design process were highly innovative. Prodesign’s MEP engineering services included:
- Low water consumption sanitary ware
- Gravity-fed water distribution for most areas of the building
- LED lighting
- Detectors in common areas to control lighting and minimise energy usage
- Energy-efficient Low-E glazing to minimise exterior heat gain
- Efficient VRV cooling system
Working on the Nex Tower development was an exhilarating challenge as the client’s brief was demanding: high-quality design and efficient engineering systems at the lowest possible cost. Prodesign is proud to have been equal to the task. Over the last two decades, it has worked successfully on NeXTeracom’s seven biggest projects, which have included the largest office development in the Cybercity and the beautiful residential and golf course near Bois Cheri.
Major challenge
The major challenge posed was the M&E project management, as it involved the main contractor, a myriad of sub-contractors, who were from a foreign company, and Prodesign. However, Prodesign’s building services engineers provided the necessary co-ordination to overcome this. The project was completed successfully and within budget.
