Managing the integrated design approach

Whereas the management of a normal building project is within the capacity of many project managers, the management of a green building through an integrated project approach requires special skills.

This process requires a thorough understanding of the green building design framework, process, engineering and technology – which building service engineers are better positioned than other professionals to manage.

PROJECT
MANAGEMENT

Planning and
design services

It is during the planning and design phases of a building project that energy efficient and sustainable features can most easily and economically be incorporated into a project. In other words, a holistic approach is highly desirable, with close attention to detail.

Prodesign can work with you to:
  • Establish with you your building, energy efficiency and sustainability aims
  • Arrange a feasibility study and report.
  • Select and appoint other consultants early in the process in order to integrate everyone’s work
  • Prepare a LEED action plan and strategy, if required, to secure the desired certification, and set measureable design objectives and targets for each design consultant
  • Plan and co-ordinate design activities, fostering an integrated design approach
  • Liaise with public authorities and utilities in the planning of energy efficient infrastructure and renewable energy strategies and systems
  • Look at cost-effective and practical approaches to construction
  • Develop budgets and payback and other schedules
  • Develop a plan to implement energy-efficient and sustainable features and ensure they are properly built into the project
  • Assemble the documentation required by the USGBC for LEED certification for this stage
  • Prepare bid packages or RFPs, review bids and make recommendations
  • Assist in contract preparation.

Construction
stage services

During the construction phase, Prodesign uses its engineering and construction expertise and knowledge of code compliance to ensure that energy efficient and sustainable features are built into the project. We can work with you to:

  • Build in and participate in co-ordination meetings critical to ensuring detailed energy efficiency and sustainable measures are incorporated into the project
  • Verify that on-site materials are in compliance with green specifications
  • Report and suggest corrective action for any deficiencies found and verify they have been corrected
  • Monitor costs and schedule and review change requests
  • Manage the commissioning process
  • Assemble the documentation required by the USGBC for LEED certification for this stage
  • Assist in demonstrating the use of the maintenance manual to owners, operators and maintenance teams
  • Work with the project team to ensure that the project is closed out properly and in a timely manner.

SUSTAINABLE MEP
ENGINEERING

Green masterplanning

Green masterplanning is an essential aspect of sustainable development. In particular, any major development requires an understanding of how to keep carbon dioxide emissions as low as possible.

A study needs to be made of daylight sources, solar orientation, wind profiles and water resources, as well as the location of public utilities, in order to make an informed decision on available energy options, the cost of connection to existing utilities and the potential for reducing annual energy bills through the use of renewable technologies.

Smart Cities

Prodesign has considerable experience in utilities planning, climate and context, zero CO2 emissions, zero waste, water, local and sustainable materials, smart lighting and energy, and district heating and cooling. Providing traditional M&E services has always been at the centre of our activities but high-level training in environmental skills has enabled us to become increasingly specialised in devising sustainable solutions, enabling us to boost our position as leaders in the MEP sector. Prodesign offers a broad range of energy and dynamic simulation services to aid in the design of buildings and building systems in order to optimise non-renewable energy use:

Computer simulations enable us to set up models at various levels of abstraction during project development and continuously optimise the different components of a building. In this way, heat gain is minimised and passive techniques such as daylight and natural ventilation are favoured as effective means of reducing energy consumption.

We have extensive knowledge of and experience in computer simulations in various areas of sustainable engineering. These simulations can be broadly grouped into building energy modelling and dynamic simulations. Dynamic simulation software allows us to carry out advanced control schemes, make decisions on natural ventilation using windows and roof vents for stack effect, assess heat gains and quantify fenestration for optimal day lighting. We use CFD modelling for the accurate engineering design of infiltration, pedestrian comfort and HVAC systems, and for smoke propagation predictions.
